According to several rental agents, there are certain things which tenants need to be made aware of in order to become successful in acquiring their chosen rental property.


 1. You have a lot of competition 

Rental properties are usually in high demand and letting agents are often overwhelmed by the amount of enquiries they receive for rental properties. Subsequently, it has become quite popular for rental agents to schedule bulk viewings of rental properties. Therefore, it is crucial to ensure that you are an exemplary candidate with all your supporting documents and a positive attitude in tow.

2. Be Patient

Once you have applied for a rental property, it can often be difficult to remain patient as the excitement of moving into a new home consumes you. However, it is important to remember that the rental agent must carefully screen each tenant and obtain approval from the landlord before selecting an ideal tenant for the property. 

3. Lower your expectations

Once you have moved into your new property, it is best to temper your expectations about the property, particularly when it is not a new development. When you acquire an older rental property, the obligation of the landlord is to simply offer a property reasonably fit for it’s purpose and habitable for you to enjoy. The landlord is under no obligations to offer things such as: new carpets, new alarm systems, curtains or blinds. 

4. Inventory

The inventory is a list of everything that's provided within the property, such as: furniture, carpets, curtains, appliances, crockery and cutlery. It should also record the condition everything is in – for example, existing damage or wear, such as an old stain on the carpet or wall. Always ensure you are provided with an inventory list and be sure to ask for one if necessary. If you're not given one, write one up yourself, get it signed by an independent witness and send a copy to the landlord. This can prevent any animosity from arising in the future and ensures that both the landlord and tenant are on the same page about the inventory. 

5. Treat It Like It’s Your Own Property

It is crucial that you take care of the property during your tenancy and avoid any reckless behaviour which may permanently damage the property. Keep the garden neat and tidy, especially if you have pets. It is in your best interest to take good care of the property as this will allow you to keep your deposit and ensure that your relationship with your landlord remains strong, providing you with a good reference for the future.
